as you walk down the stairs this is to your left. there is already a nice door to close it off but the plan? turn this side into a 2 car garage. there is already one manual garage door and a large hole in the wall where another garage door used to be. so replace both with electric garage doors. take down cabinets on the back wall and put up some cabinets and shelving along the wall that is next to the stairs. close off the area under the stairs.
the plan? knock out the diving wall between the kitchen. new bamboo floors to match living room and hall. take out window and replace with sliding glass door. close off this side of fireplace. paint mantle white. paint walls medium brown. close off current back door and take out door to stairs. replace baseboards. get rid of the table. make wall opposite kitchen an accent wall by use of wall paper or a painted pattern. replace and paint ceilings white.
so this is the majority of the property. lots of plans for this area. to begin, the fencing around the back "yard" is being torn down. a small fence is being put up around the propane tank so it can't be messed with by our kiddos or dogs. we are building a back porch with a built in hot tub and steps leading down to the yard. a half acre garden will be planted out behind the house to the left of the yard. the shed is being renovated into a shop for my husband who is a diesel mechanic. the small horse stables are just being completely torn down. in its place we are building a chicken coup large enough to house about 2 dozen chickens. out to the right of the shed will be a pin for a couple goats (don't ask why... my father in law insists that we have 2 goats...) next to the shed in the center of the property we will be building a large pole barn with stalls for 2 horses, a wash room, tack room, either a hay loft or a lean to for feed storage, and a couple closed off large stalls for cattle. dividing the property in half behind the barn and shed will be a fence to keep livestock away from the houses. diving that area in half long ways will be another fence to separate the cattle from the horses.
the plan? new screen door. paint shutters blue. possibly paint front door. tear out concrete steps and redo them. rip up driveway and replace with concrete slabs. tear down fence next to driveway. repaint/repair fencing that runs along front of property. right now the tree line is the only thing dividing our property from the large farm behind and beside us so some sort of fencing needs to go around the edge of the whole property. possibly a wood fence like what's in the front but just a couple feet taller and maybe some lattice work in between the posts painted white of course. :) the trees in the front yard are going bye bye other than the plum tree (that still produces) next to the driveway. the drive will also get a new gate and we are replacing the ranch arch. we will be giving our ranch a name and hanging it from the arch. the entire roof needs replaced (this is one of the few things we are NOT doing ourselves. it will be replaced compliments of aspen contracting). the bushes in front of the house are fine but we need to plant one more in the gap on the right side so there are three on each side of the door. I'd also like to plant a few flowers along the steps and some plants, either small shrubs or large flowers, along either side of the drive way. basically the plan is to close this area off into a bedroom on the back side and a small office space at the bottom of the stairs with 2 corner desks. flooring still all carpet. colors still undecided at this time. walls need finished, insulation put in, egress window on one wall. ceilings finished. etc. well this is the area behind the stairs and to the right of the basement. the plan? remove wall separating stair well and this area. clear out all clutter. install egress window. make back half into a bedroom. front half will be a man cave or play room for the boys. under the stairs will get closed off and have a small door to make it a storage area. also the folding door that leads to the front half will be taken out and left as an open walk way. colors are undecided. flooring will be carpet throughout. just a few things need done here. I want to finish the back of the stairs so you can't see through them. then carpet the stairs with a very light blue carpet. replace the railing but move it to the left side of the stairs. paint the wall tan like the hall. and knock out the wall that closes it off from the right side of the basement. the kitchen now. probably the biggest project on the main floor. the plan? new ceilings. knock down wall diving kitchen and dining room (where fridge and stove is now). extend kitchen into dining room to create breakfast peninsula. new counter tops. move fridge to opposite wall with sink. replace all appliances with white. brown stone counter tops. paint cabinets white and remove hardware. stone tile floors. paint walls same color as dining room, medium brown. blue glass tile back splash. new sink hardware. add window seat in already recessed window and make that the new kitchen table. add a white kitchen island with a natural wood counter that can double as a cutting board with a circle cut out of the top for a trash hole. replace both windows. new garbage disposal. under cabinet lights. new chandelier and 3 single drop lights to hang over breakfast bar. hall bathroom now. ugh. I don't even know where to start with this stupid room. OK. the plan? replace vinyl floors with grey slate tile. retile walls floor to ceiling with cool blues. new beveled frameless mirror. slate grey counter top. new sink hardware. over toilet storage. paint cabinets light grey. replace tub backing with blue glass tile. replace ceilings. install bath vent fan. replace tub hardware. hallway now. hall comes off the dining room. the plan? paint walls tan on bottom and sky blue on top. replace all doors and hardware. bamboo floors that match living and dining rooms. fix attic fan vent. paint ceiling white |
